We have been looking for some land to build on for some time now and finally came across this land and were in the middle of closing on it. We just found out today that a bit over half the land sits inside the 100-year flood zone.
Where we had planned to build does sit outside the 100 and even 500-year flood zone, but I was curious if others might have run into this situation and what I might be looking to expect if/when trying to build on the land.

Even thought we sit outside the flood zone, is this still a pretty large risk building here, in addition, should I expect to need additional dirt work to build up the pad to a higher elevation? Also, with flood insurance, will most financial institutions still require flood insurance even outside the flood zone?
