Hello my friends at r/RealEstate. Recently we made a cross country offer on a home that looks fantastic in pictures. The home itself has a history of a roof leak. Roof was completely replaced by HOA and a trex deck was added.
However – during the inspection a few things were found that make me extremely nervous. There are 3- 4 rooms with a spot of “bubbled” or “uneven” drywall (or paint?!) that is clear it was caused by water damage. It looks as though the repair was “DIY’d. Photo here:
The drywall is the same in the other areas referred to above.
We’ve now learned of a minor leak during a bathroom renovation. Which leads me to question if the renovation was done professionally.
Secondly; there is a massive amount of uneven paint that is really only visible went light hits it right. Example: https://imgur.com/a/LXicqDs
Due to this we’ve determined a whole house top to bottom prep and paint job will be required.
Also we’ve found a hold that is about a foot sized square in the pantry that was cutout for one cable.
With these repairs do you think it’s acceptable to ask for a lower offer as we will have to spend the money to repair these correctly? Clearly I will be asking for paperwork to see if the water damage was fixed properly.
After seeing the home I am a bit upset that none of these items were brought up in our FaceTime initial showing. Are these repairs not that bad? Should I consider just walking away?
