Has anyone ever dealt with their city’s Public Works Commission regarding Rights of Ways/easements on your property?
What questions should I be asking?
How do I determine if what the city is offering for reimbursement is enough? I don’t want to walk away a millionaire, but what’s fair.
The property is pictured along with measurements. Sewage line will be running underneath.
Work to run all next year, but actual construction time is 4-6 weeks.
I had planned on placing a shed in the location of the planned sewage line. The city plans to gut the entirety of the vegetation, leaving me with a small 6 ft tree in my front yard along with a large bush, and in the back yard, a lone 50+ft tall pine.
I believe the city is low balling, but it seems very little of the dollar amount is for our inconveniences.
We will need to have a fence torn down and a temporary one put up. We’ve got dachshunds, the neighbors, Pitbulls. They don’t get along.
My wife is terrified that the fence wont be sufficient, or that the neighbors fence wont be during construction and they get out and hurt.
Below is the offer the City has offered up:
With respect to the above subject project and parcel, on behalf of the (redacted) Public Works commission, I am hereby presenting a written offer in the amount of $3315.00 for necessary Permanent Utility Easement and Temporary Construction Easement areas for this project. This offer also includes compensation for (2) pine trees, (3) hardwood trees, 20 decorative Evergreen shrubs, and a 12×7 concrete footer, that is within the easement areas being acquired.
My wife and I feel that the offer is at least 50% below what we’re comfortable with.
This will be a major PITA for us as we both work at home, and if theyre out there 8am – 5pm M-F, for a month+, we’re going to end up either losing our minds, or jobs. The dogs go ballistic with people outside, I cannot deal with that all day long, nor can either of our jobs.
This is about 10% of my land, being bought for 3400 dollars.
Can anyone help?
