Shortly after closing on my new house, my insurance company (Allstate) contacted me about the results of their inspection. Based on their inspection they are dropping my coverage on the 12th of May because of “minor to moderate” granular loss on the roof shingles. Attached are the photos they used as “evidence”. The results of my pre-purchase inspection found no major issues with the roof and I cannot justify spending thousands replacing a roof that is in good condition.
I have contacted other insurance companies but all refused to provide coverage based on Allstate’s initial inspection– although one company offered to provide coverage “as-is” but at double the premium. The companies also refused to accept photos as proof of the roofs condition.
What are my options at this point?
