To be clear, they do not use this land. In fact, we keep it cut to match ours, and play ball in it. Literally no one else has easy access to this land because of the steep hill behind the neighbors house and complete lack of road access otherwise. They only mow their ‘lower’ yard, as we live in a very hilly/mountainous area in east TN.

We don’t want more land out of greed. However, it’s frustrating to have your ‘front yard’ not be yours, and to otherwise be overgrown if we didn’t take care of it. This is about 3/4 of an acre in total.
Any advice on how to start and proceed through this process? This is a lot of new stuff we’ve never considered.
