Ok, so there are kind of two points to this.
1.) My realtor has been wasting a ton of our time. She has scheduled at least 6 showings in the past week where 5 of the 6 no showed. This had us out of the house 3-4 hours at a time in the afternoon after getting off of work.
We have to load up 3 dogs every time and just dick around until we can go back. Then we get home and find out we could’ve been home hours earlier.
She also scheduled an open house for only two hours yesterday and nobody showed up. We found out that she didn’t do any social media posts or any advertising.
2.) Here’s the big thing. Yesterday after the showing, about 4 hours later, we left the house to get food. A car drove up, they walked up to our front door, jiggled the handle, checked our left gate, which was locked, and then checked our right gate, which was open.
We don’t know if they tried to open our back door because we don’t have cameras in the back. When they left they left our gate open and we didn’t notice until the neighbor came over with our smallest dog that had gotten out and our other two big dogs had been running the neighborhood for who knows how long.
When we saw them show up on the front cameras it freaked us out that they tried to get in the house so we bought additional cameras for the outside, an additional Nest camera for the inside, and a doorbell that would alert us remotely.
Our realtor is trying to talk us down, but I’m thinking that someone coming onto my property while we’re still living there, without a realtor and without an appointment, is still trespassing. My wife feels completely violated.
So I’m at an impasse on how to get out of our sellers’ agreement and protect our home while we’re still there.
Our home is still fairly new (2016), and in great shape in a great neighborhood, and so far every house in our neighborhood has been flying off of the market. I feel like she has overpriced us at $250k when the last house to sell was a 4br2ba 1800sqft at $242k in the neighborhood and we are a 3br2ba 1526sqft with the 2nd largest yard and one of the few fenced-in yards.
Edit: We didn’t leave the dogs out while we weren’t home, it was that we put the outside when we got home not knowing the gate was open. We always left that one unlocked so the lawn service could get in, but not anymore, and we checked it after the open house to make sure it was fully closed, so we had it in our minds that it was closed (no problems in the last two years).
Edit2: I understand that our agent can’t control no-shows, but there should be communication between the agents when people do not show so we aren’t out of our house not knowing we could go home.
