Hi all!
I currently own some property in Tennessee which is surrounded by undeveloped land where it abuts mine. Behind my house to the west/southwest is a steep treed ridge and to the north/northeast is a soggy hollow. Both directions are part of a large piece of land owned by a man who recently passed away, and the land will be sold soon to satisfy the heirs.
I’ve talked to the executor of the estate and there’s a good chance that he’s going to carve off some acreage for me to purchase since I offered above market value. I want to eliminate the prospect of having close neighbors.
My question:
There is currently an easement to my house and it continues through my front yard to the aforementioned property. If I were to buy the part outlined in my picture, could I end the easement? The large piece of property would still have access from its road frontage, but I should mention that the large piece is very hilly and steep and access to the back portion is much easier from my property.
