So I’m selling my home in about two weeks; inspection/appraisal’s complete, everything came back fine; some minor bits of damage that were in the inspection report and the buyer didn’t ask us to repair them (there were some things they asked us to address that were all done) so I’m not worried about those, along with any small nail/tack holes. However, when taking down curtain rods, mounted TVs, and shelves, there’s definitely some new holes, and some holes that are uncovered that previously had TVs/paintings/junk in front of them before.
Our realtor, our friends, and the internet can’t seem to agree – should we proactively patch some or all of these? We don’t have the matching paint, so if we do cover it, it’ll still be a different color from the rest of the wall. Or just wait for the final inspection and be prepared to knock off some money (and if so, how much)?
If it makes any difference, buyer’s moving from another state, came in above asking price with a SIGNIFICANT cash down payment, and waived appraisal contingencies (we appraised for about the sale price, but still). On the other hand, I’m not handy at all and I’m pretty broke until the sale is finished lol so it’ll be tough to afford much.
