This year I purchased a large tract of land. It had not transferred in several years, so I had a fresh survey done which confirmed the location of every edge. The lot is roughly an oval shape with more than 20 marked corners.
The border between my land and the neighbor to the north is a bit “jagged” when seen from above. I think it was drawn this way to follow a ridge. As it turns out, that same ridge is one of the better candidate locations for the driveway I need to cut in because it has a relatively gentle slope. With the new border location, I would be able to put the driveway directly along the ridge top.
I’m wondering: Is it possible to use the existing corners for redrawing the property line?
The survey was done this year, so they are all freshly inspected and recorded. If we can re-use it, that would save me from having to schedule and pay for another one.
To help illustrate, here is the existing border (black) and the new border I’d like it to become (red): https://i.imgur.com/9M3TLP3.png
Do you think this is reasonable? And if so, what steps do I need to take to make it happen? Before I present the idea to my neighbor, I’d like to have all the details hammered out so that it’s as easy for them as possible. I also don’t know how much money to offer them, because the bulk of the land changing hands will transfer to me, but some would also be transferring to them.
