These are some of the advantages that my clients receive when they choose me to list their home for sale.
MLS Reciprocity – As a licensed Realtor, one of the most powerful tools in my arsenal is my access to MLS ( Multiple Listing Service ). The MLS is where Realtors upload their listings, other websites such as REW or Realtor.ca as well as individually owned Realtor websites pull their information from MLS.
When you list your home for sale with a Realtor, through the MLS Reciprocity program, your listing will appear on every real estate website that participates in the reciprocity program. This means that your listing could appear in potentially thousands of websites, depending on where you live. This type of market exposure is just not available to ” for sale by owner’s “
Recommend A Competitive List Price – By analyzing current market data, we can look at sales activity in your neighborhood over the recent present to determine:
-
What are homes that are similar to your home selling for.
-
What is the average DOM ( days on market ) i.e how long are homes on the market before they sell.
-
Are homes selling above or below asking price on average, i.e is it a buyers or a sellers market.
-
How many active listings are there, similar to your home, that you will be competing with for buyers and where does your home fit in amongst the crowd.
-
Sales to active listings ratio, what percentage of all active listings have sold recently.
Professional Representation Of Your Home During Showings – When I show a buyer through a clients home I will arrive 10 – 15 minutes early to turn on all the lights and make sure the home is presentable. I want to be there so I can point out specific attributes about the home and surrounding neighborhood. I can also take this opportunity to gather immediate feedback for you.
Content Marketing – This strategy involves amassing large groups of followers on various social media platforms, by publishing interesting and engaging content that is relevant to real estate. We can then advertise our listings directly to these audiences.
Document Gathering – Immediately upon taking a new listing I will start to gather all of the necessary documents. Once we receive an offer it is extremely important that we have the documents available to the buyer. This will help to ensure a smooth and speedy subject removal. Some of these documents may include but not limited to:
Negotiations – I represent my clients in negotiations with respect to:
-
The Purchase Price
-
The Completion and Possession Dates
-
The Included Items
-
Defects and/ or Repairs
-

-

Network and Contacts – As a valued client you have access to all of my contacts, including but not limited to:
-

-
Lawyers
-
Home Inspectors
-
House Cleaning Services
-

Technology, Tools and Marketing – Some of the services I provide to ensure my clients home is being marketed to it’s full potential may include but not limited to:
-
Lockbox – Today’s real estate lockbox is very secure and is very high tech, it has Bluetooth and notifies me with the name of the agent who accessed it, the time and date it was opened. Lockboxes can ensure we don’t miss out on any short notice showing opportunities.
