This house I’m looking at is pretty much perfect, but it does have this problem with one of the windows. As you can see in the pictures, the drywall around where the curtain is mounted is getting wet during heavy rains and is disintegrating. The drywall damage is about 3 feet in length.
The sellers disclosed that this window and drywall has this damage and that the windows have a lifetime warranty. The builder has been contacted to assess the situation, and they want to get it repaired under warranty.
Do you guys think this is a big problem? Should I make a point to include something in the contract about them repairing it? If it is under warranty then I understand why they want to wait, but if the assessment by the builder happens after closing it will probably be on me and maybe the warranty story falls through. What do you think is the max cost to fix something like this?
