Hello. An acquaintance is selling a condo in Nevada and would like me to sign a Buyer Brokerage Agreement He wants to represent me as the agent, as well. Is this agreement necessary and does section 4a mean that I am responsible as the buyer to pay an extra 2.5 percent as a commission? He is saying that 4a is just defining the terms that the seller will pay, but if he is the seller and the broker than why is a BBA even necessary? I would greatly appreciate any advice. Thanks!
