I’m getting an inspection of course if the offer is accepted (most likely a general one + one done by a structural engineer), but just wonder what people think preliminarily of the cracks in these bricks. I may have time to back out still (e.g. get my realtor to rescind the offer).
As title says, I had my realtor ask the seller agent who said “no foundation repairs from current owner, she’s been there for 27 years”. This seems unlikely since the townhomes were built in 1972. However, since they are townhomes, it is possible the HOA repaired them at no cost to the owner of course. The other caveat is it’s possible the foundation was repaired sometime between 1972 and 1994. The thing that caught my eye before the crack in the brick was the obvious patches of concrete that you see that indicate concrete was busted and re-filled for foundation work. I don’t know what you’d call it, if anything, so yeah. They look too new-ish for the repairs to have been done nearly 30 years ago.
I’ve talked to the HOA on a few occasions on the phone and based on what I’ve been told about how their process works for getting foundation work done for the units I just don’t believe anyone living there for 27 years would have been completely oblivious to the HOA coming in and repairing the foundation.
