My house is under contract – before listing it we put a brand new roof on it which was 14k with a 5 year warranty. The buyers put in a full price “as-is” contract. We had the inspection yesterday and the request are to fix:
- Woodrot around the window frames – it’s only on a few and it’s very minimal – cosmetic only
- To replace our dated fire alarms
- Replace a USB outlet with a GFCI outlet
- Reinforce the bench that the water heater and HVAC unit are on in the garage because the inspector said it’s “sagging”.
I had a plumber come out to look at the water heater and he said the bench is sturdy and won’t buckle anytime soon – if it is too be fixed it should be when the water heater is replaced since it’s got to be taken down and drained.
I’m willing to replace the fire alarms and GFCI outlet and give a $500 credit towards the wood rot and “sagging” bench. Photos attached for reference.
Is this reasonable? Thoughts?
