Our agent says that the standard buyer’s agent commission in Arizona is 3%, but we could offer 2.5%. Does anyone have experience offering 2.5% vs 3% in a listing? What are the ramifications? If it would really lead to fewer showings/offers then maybe not worth it.
I found one article about it from 2015 indicating that buyers agents routinely boycott listings with low agent commission (https://www.latimes.com/business/la-fi-harney-20150524-story.html). It’s hard for me to imagine a buyer’s agent refusing to show a home with a lower commission. Seems extremely unethical to me and I would get a different agent immediately if I suspected my agent was doing this. Also, I feel like it’s more of a sellers market now than it was in 2015 and buyers are moving more and more towards self searching on listing sites (Zillow, etc.). On the other hand, it’s a 55+ community so maybe older buyers rely more heavily on their agents?
