We were going through the process of purchasing a new construction home from a large and well known builder. Today, we went out for the home inspection with the inspector and was very displeased with the overall lack of carelessness.
Firstly, when we arrived on-site the home wasn’t near completion from what I could tell. This was no plastic or protection for the flooring or carpet…there’s scraps, mud and dirt everywhere.
The water wasn’t running. I confronted the builder about this and was told the reason for this is “because we don’t have the PRV” I assume he was referring to the pressure reduction valve…why would this affect having the water on??? I was later informed by the agents that “the plumber had an emergency over the weekend and couldn’t make it out”…which one is it?! I ask is the plumber going to make it today….”I can’t say”. It’s in the body language….the I don’t really know or care.
Also, someone should have called us the day before to let us know that…especially since we were told to schedule the inspection 2 days prior to the orientation!
Next, we went to the first floor bedroom and scan the room with a thermal gun. The carpet is showing an unusual amount of moisture….take our shoes and it’s freezing and our socks are soaked. How can this be? We were told that someone came out yesterday to clean the carpet…lol. That was the dirtiest carpet I’ve seen in a long time. Mud and dirt stains everywhere.
I suspect that there is an underlying issue with the plumbing that needs to be resolved…maybe a leak or with the piping underneath who knows. They aren’t being straight about it…that’s why the water was turned off AND that room specifically was missing a connection we could see. Who knows how long that carpet has been soaked for and where else the water may have spread. Even if it was dried out, we still don’t know the root cause and may be looking at this happening at a later date again.

I don’t know if this what is acceptable these days because of the high demand, but this isn’t worth $500k in my opinion. You can feel the overall lack of pride and detail in this craftsmanship. I realize we would get our chance to point out a lot of cosmetic concerns, but I saw the lack of concern and general “who cares it’s not my home today” attitude from the builder and agents. It took them 4 hours to call me today after the inspection…come on.
